What should a construction estimate include?
Materials, labour, machines and subs. Site costs, overhead, profit and contingency. Permits and taxes too. Small items left out add up fast.
What are the most common estimating mistakes?
Leaving items out. Using old prices. Missing an addendum. Pricing general conditions too low is common too, like the super, cleanup and site fence.
How much contingency should I add to an estimate?
It depends on the job and the risk. Full drawings need less. An early design or a site with unknowns needs more.
What is the difference between overhead and profit?
Overhead is what it costs to run your company, like the office, trucks and office staff. Profit is what is left after all costs. Price both into each job.
Does the gap check work outside Ontario?
Yes. Most items are the same in each province and state. A few notes are for Ontario, like the 10 percent holdback. Other places have their own rules.
