Great company to work with, incredibly detail oriented and easy to work with. We really appreciated how they focused on solving the problem, not just appeasing customer desires. The work was returned ahead of schedule with capabilities on par and beyond what we were expecting. …

04 Questions

Short answers.

What is a price escalation clause in construction?

A line in the contract that changes the price if costs move more than a set amount. Our guide lists what to write. It is not legal advice.

Who pays when material prices go up after the bid?

It depends on the contract. On a fixed price job, the contractor most often pays. That changes if the contract has an escalation clause.

How do you calculate price escalation?

Take the index for the date you priced the job and the index for today. Find the change between them. Apply it to the part of the contract it covers. That is the escalation in dollars.

What is the building construction price index?

A public index from Statistics Canada. It tracks what it costs to build the same kind of building over time. Our calculator uses Table 18-10-0289-01 for Toronto. It is updated each quarter. You can also pick one trade, like concrete.

Is a price index the same as my real cost?

No. It is an average for Toronto. Your own prices can move more or less. It is a fair, public number to use in a contract.

Can AI track material price changes for my contracts?

Yes. Our AI Employee checks the new index each quarter against your open quotes and contracts. Then it drafts the claim for you to check.
