A walk through the building with the owner about 1 month before the 1-year warranty ends. You find defects while the trades still must fix them, with time left to send each one in writing.
When does the 1-year construction warranty end?
Under CCDC 2 in Canada, 1 year after substantial performance of the work. Under AIA A201 in the US, 1 year after substantial completion. Check your own contract, because it can differ.
Who should attend an 11-month warranty walk?
Your super or PM, the owner or property manager, and the trade for big items. Ask the owner for their problem list before the walk.
What do you check on an 11-month walkthrough?
Go system by system: roof and outside walls, doors and windows, heating and cooling, plumbing, electrical and finishes. Look for leaks, cracks and anything that does not work right.
What happens to the defects found on the walk?
Send each one to the right trade in writing, with a photo, before the warranty ends. Then track it until it is fixed and the owner signs off.
